The Unique Rental Registration Number (NRUA) is the official identifier that EU Regulation 2024/1028 and Royal Decree 1312/2024 require from all short-term accommodation owners in Spain. Since its entry into force, platforms such as Airbnb, Booking.com, Vrbo or Idealista are required to verify that each listing has a valid NRUA before publishing or keeping it active.
Without the NRUA, your accommodation may be removed from platforms and you may face administrative fines of up to €10,000 depending on the autonomous community. The filing process requires access to the Property Registry's electronic office, a digital certificate and knowledge of administrative procedures, which is why most property owners choose to delegate management to specialized professionals.
